Search, survey, and evaluate potential sites; coordinate with internal departments and partners to conduct due diligence, negotiate, and develop retail expansion projects in alignment with the Group‘s strategic plan.

Site Searching & Surveying:

• Proactively search for and build strong relationships with real estate brokers and property developers, especially in Ho Chi Minh City and Southern Vietnam.
• Conduct on-site surveys and evaluate the feasibility and business potential of proposed locations.

Site Analysis & Due Diligence:

• Verify legal documents (Land Use Right Certificates, detailed planning, land use purpose, ownership information).
• Collaborate with the market research team to analyze factors such as market price, population density, competitors, and revenue estimation.

Negotiation & Legal Management:

• Directly participate in negotiating commercial and technical terms with property owners, developers, or government authorities.
• Prepare internal approval documents (Transfer Agreements, Memorandums of Understanding, etc.) for investment proposals.

Project Implementation & Management:

• Monitor project progress and coordinate with departments to ensure that expansion activities are carried out according to the approved timeline.
• Address and resolve issues arising during negotiation, contract signing, and lease operations.

Reporting & Network Development:

• Develop plans for site exploitation and expansion at key projects.
• Regularly update information on the real estate market, competitors, and new projects to propose appropriate development strategies.
• Periodically report the status of site surveys, negotiations, contract signing, and project implementation progress.
