Project Development Manager (Expansion)

MISSION    

Coordinate and manage, implement Project Development activities (with internal CRV departments, with local governments authorities, with private partners/landowners) from the initial step until the Project is granted a Land Use Right Certificate/or Construction Permit depending on the specific case.

 

ACTIVITIES        

  • Collect information related to the Project/Land: Land use plan, Land use purpose, Planning and Construction indicators of the Project/Land, Legal Approval Documents of the Project/Land.
  • Monitor and receive the results of the Overall Site Design to work with the Government/Partners on the Project's Concept/Overall Site Design orientation.
  • Coordinate with Site Finder to complete the Site Report and send it to the Strategy – Market Research Department for evaluation.
  • Research financial information related to the Project/Land: expected transfer price, estimated land rental price, compensation costs for land clearance, value of assets on land if any, estimated costs of other expenses related to the Project/Land...
  • Work, exchange and coordinate with CRV Departments to prepare the Kick-off Meeting report for the Project.
  • Provide information related to the Project/Land to the Finance Department to conduct a Feasibility Study (FS) for the Project.
  • Coordinate and work with the Legal Department, Landowner, and Consultant to complete Draft Contracts, necessary legal documents to work with the Government, Partners, Landowner.
  • Participate in the negotiation process to sign Memorandums of Understanding, Framework Agreements, Contracts... with relevant parties.
  • Be responsible for preparing/notifying/contacting CRV Departments to prepare/draft documents, dossiers for approval, payment request dossiers, necessary dossiers to be submitted to the government or relevant agencies. Ensure that documents, dossiers, and materials are correct, complete, and on time.
  • Coordinate and support CRV Departments in promoting other CRV activities in the locality where the Project is located (connecting agricultural products, education and social welfare, community livelihoods, etc.).
  • Coordinate with CRV Departments in preparing ground-breaking and opening ceremonies for the Project.
  • Participate in the process of exchanging and negotiating the main commercial terms of the Project.

·       Implement, deploy and manage the implementation of project work items according to the agreed and approved/signed milestones.

 

COMPETENCIES

Functional knowledge & experience:

·       In-depth knowledge and solid experience in legal procedures and processes for Real Estate projects, especially Retail Real Estate projects - Shopping Centers, Supermarkets - in the Investment Preparation phase.

·       Understanding of Real Estate Law, Construction Law, Investment Law.

·       Strong and wide relationships, knowing how to build and maintain relationships with local governments at the Provincial and City levels.

·       Good analytical and synthesis skills.

·       Good communication skills and networking ability.

 

REQUIRED BACKGROUND & ATTITUDE

Education: Bachelor's degree in Business Administration, Real Estate, Construction, or Commerce.

Experience: 2-4 years of experience in Project Legal, Project Development, Construction, and Retail.

Language: Fluent in both spoken and written English.

Computer skills: Proficient in Word, Excel, especially PowerPoint.
